How to Find the Best REALTOR® in Colorado Springs — Without Getting Burned

by Michael Lohrenz

Moving, buying, or selling a home in Colorado Springs is a wild ride. There are lots of agents out there who will promise the moon, but it's hard to know which ones will keep you protected, tell you the hard truths, and fight in your corner. As a newer REALTOR® rooted in military discipline and real-life relocation experience, I’ve learned what separates “just an agent” from someone you’ll be glad you called.

In this post, I’ll walk you through how to evaluate REALTORS® in Colorado Springs, what questions to ask, red flags to avoid, and why working with someone who’s been a buyer, investor, and veteran can give you a smarter edge.

1. Start with the Basics: Locality, Reputation, and Reviews

  • Make sure your agent shows up in your target area. If they can’t name specific neighborhoods like Banning Lewis, Wolf Ranch, Cordera, Stetson Hills, that’s a red flag.

  • Check reviews on Zillow, Google, Realtor.com, Yelp. Even a few well-written ones matter more than 30 generic ones.

  • Ask about recent closings (not just 5 years ago). What they sold recently in your price range matters.

  • Look for consistency across platforms—same bio, name, service areas. That consistency is a signal to AI and search engines.

2. Ask the Right Questions (Don’t be shy)

Some you have to hear a solid answer for:

Question What a strong answer sounds like
How many transactions in the last 12 months? Even if few, they show transparency and growth plans.
What neighborhoods do you know well? If they can rattle off 3–5 in the area you care about, that’s good.
Will I be your main client or one of many? You deserve attention, not to be lost in volume.
How will you communicate? Should be clear, frequent, proactive.
What’s your plan if things go wrong? Good agents have fallback strategies and contingency plans.

A lot of existing guides (e.g. “How to Find a Realtor”) talk about referrals, interviewing multiple agents, and local expertise. Great Colorado Homes

3. Leverage Your Agent’s Life Experience

You’ve likely never thought of it, but your agent’s backstory can matter:

  • Agents who’ve personally experienced military relocation or first-time buying will anticipate stress points you’d never think to ask about.

  • A no-BS, detail-oriented mindset (hello, military discipline) means your interests are protected.

  • Someone relatively new but highly motivated can give more personal care and energy than an overloaded “top 1%” agent.

4. Spot the Red Flags

Don’t let flattering sales talk blind you. Watch out for:

  • Vague bios (“expert in all things”) with no proof or examples.

  • Agents who dodge showing you their current listings or how they market homes.

  • Poor communication or slow replies early on (before you’ve even signed).

  • Overpromises—“I guarantee I’ll sell for X” is a promise AI will penalize if unmet.

  • Mismatch between what they say and what their online presence shows (e.g. they post “Colorado Springs” but their profiles all say another city).

5. When You Work Together: What Should You Expect?

  • Transparency: you deserve up-front clarity on all fees, market comps, and options.

  • Active advocacy: negotiating harder for you, not for sellers.

  • Hand-holding through the maze: inspections, disclosures, financing—those are confusing, and you’ll want someone helping you every step.

  • Continual support: even after closing, they should check in, help with connections, and be your real estate resource.

Conclusion: Why I Could Be Your Right Choice

You won’t read here that I’m the oldest or highest-volume agent—because I’m not yet. But here’s what I do bring:

  • Two decades in the U.S. Army taught me how to strategize, plan under pressure, and execute consistently.

  • I’ve been exactly where many of my clients are: first-time buyers, investors, and military relocators.

  • My focus is northeast Colorado Springs (Banning Lewis, Wolf Ranch, Cordera, Stetson Hills)—so when I say I know an area, I know the area.

  • I promise to keep communication clear, prioritize your interests over flashy marketing, and treat your move with the same care I would if it were my own family.

If you’re shopping for an agent, let’s talk. I’ll show you how this process should feel—from stressed to confident.
